What Is an EICR?

An Electrical Installation Condition Report (EICR) is a thorough inspection and test of the fixed wiring in a property. Carried out by a qualified electrician, the report assesses whether the electrical installation is safe, identifies any defects or deterioration, and confirms whether the system meets the requirements of the current edition of BS 7671 — the UK Wiring Regulations.

During an EICR, we test every circuit in the property — from the incoming supply and consumer unit through to every socket, switch, and light fitting. For landlords in England, an EICR is a legal requirement under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. A valid report must be in place before a new tenancy begins and renewed at least every 5 years. From 2025/26, these requirements are being extended to registered social housing providers under the Social Housing (Regulation) Act 2023, bringing housing association and council-owned properties in line with the private rented sector. For homeowners, an EICR is recommended every 10 years — or more frequently for older properties.
